You can be a U.S. citizen, or a Permanent Resident Alien, or you can
show that you have had your work permit renewed about 2-3 times.
Lenders like to see that you have been in this country for 4-5 years,
that you have ties and connections to this country, and that you are
legally able to work here. For FHA loans, if you are not a U.S.
citizen, it helps if you can show that you have started the application
process to become a citizen.
Non citizens must prove their
financial ability in their foreign country and have the funds or down
payment necessary to complete the loan process. Unless you plan on
living in the home - you do not need to be a citizen.
There are many people in Mexico for example that have purchased homes in the United States as vacation destinations.
If
you plan on living in the home - you need to show status as a permanent
